Buying here
Buying property around Duras
The questions buyers ask before they enquire on a house in the Duras region — with the honest, local answer to each.
Can foreigners buy property in France around Duras?
Yes. France places no residency requirement on property ownership, so British, Dutch, Belgian and other buyers can purchase freely, whatever their nationality. Owning a home and having the right to live in France full-time are separate questions — ownership is open to everyone, while long-term residence depends on visa and residency rules. Read the guide →
How much are the fees when buying a house here?
On an older property — most of the stock around Duras — budget roughly 7–8% of the price for notaire fees and transfer taxes (often called 'frais de notaire'), on top of the asking price. New-build carries lower rates of about 2–3%. Agency commission is usually already included in the displayed price. Read the guide →
What does property actually cost in the Duras and Lot-et-Garonne area?
It is one of the better-value corners of south-west France. Habitable village houses can start under €150,000, character stone houses with land commonly run €250,000–€450,000, and larger properties with a pool or gîte potential rise from there. Renovation projects sell for much less but need a realistic works budget. Read the guide →
Do these listings come with an English-speaking agent?
Yes. The listings are curated from Chrome Immobilier in Duras, and Tina — our local expert — can introduce you, arrange viewings and guide you through the purchase in English at every step, alongside an English-speaking notaire where needed. Read the guide →
What is the buying process and timeline in France?
You sign a compromis de vente (preliminary contract) with a 10-day cooling-off period, pay a deposit of usually 10%, then complete at the acte de vente once the notaire's checks are done. Start to keys typically takes two to three months. Read the guide →
Are there extra costs like a septic tank or renovation works?
Often, on rural homes. Many properties outside the villages run on a fosse septique (septic tank) that must meet current standards, and older stone houses may need roofing, insulation or rewiring. Factor a survey and a works budget in before you commit — it is where buyers most often under-budget. Read the guide →
